The required side yard <br /> setback is 10 feet. The plat of McKenzie Shores Condo shows Unit #5 to be <br /> approximately 13 feet from the side lot line. Any addition over 3 feet would not meet <br /> this setback. <br /> This structure (Unit#5) is a nonconforming structure because of density (number of total <br /> dwellings per parcel) and because of a nonconforming setback to the county road right- <br /> of-way.,A 442- t setback to a county road right-of-way is required and your dwelling <br /> has an ed 3-foot setback. Nonconforming structures cannot be expanded beyond <br /> 50% of the assessed value over the life of the structure. <br /> I don't believe a screen porch would exceed the 50%, but the required setbacks would <br /> have to be met.
