March 1, 2012 <br /> Danbury, WI 54830 <br /> Hello Zoning Committee Members, <br /> This application is for a campground permit on 5.93 acres at 30159 State Highway 35 <br /> in Danbury. We want to build 15 RV sites and 6 tenting sites. In 2008,we were <br /> permitted for a canoe rental and shuttle business at this location. <br /> There is a history of hospitality operations in the neighborhood. In 1942,my Great <br /> Grandfather and Great Grandmother Harry and Fleete Frederick bought the property <br /> across the road at 30158 state highway 35. Harry was a long-time worker at the Soo <br /> Railroad Line Depot in Danbury. <br /> Between 1942 and 1964,Harry and Fleete built and rented 4 cabins on the land. <br /> Harry died in 1964,and his only son,Bill Frederick,also died in 1964. In 1968,Fleete <br /> and my grandmother Ethel Frederick, sold the property to Lee and Ruth Jerome. <br /> The Jeromes sold the property to Rick and Marge Gulden in 1983. From 1983 until <br /> 1999,Rick and Marge built and rented 42 RV sites at 30158 State Highway 35. Upon <br /> retiring in 1999,the Guldens sold that campground to me and my wife Donna. <br /> We operated the campground for 4 years until we sold it to the St. Croix Chippewa Tribe. <br /> By 2010,the tribe was able to move their overnight camping operation to this location, <br /> freeing up their reservation land for a new,bigger hotel/casino. The current tribal <br /> campground across the road offers only overnight camping. <br /> Donna and I want to offer to the camping customers overnight and seasonal camping, <br /> as well as individual site ownership. Attorney George Benson will be at the meeting to <br /> explain the individual RV site ownership structure. <br /> Our 5.93 acre lot currently has a 2 inch, 6 inch water/sewer stub to the Danbury <br /> Sanitary Water District. We will enlarge the drive way entrance from 24 feet to 36 feet. <br /> We will have a"trailer on,trailer off policy"for ATVs and four-wheelers. <br /> Although the current Soo Circle easement to the lot allows for vehicles,entrance and exit <br /> for motor vehicles will be Highway 35 only. We want the Soo Circle entrance to be used <br /> by pedestrians and bicyclists only. As a geographical reference, Soo Circle is next to the <br /> Blueberry Junction Playground and the Gandy Dancer Trail. <br /> This neighborhood has decades of history as a recreational, get-away place. Donna <br /> and I have 45 years of hospitality experience. With the help of the Zoning Staff,we will <br /> create a long-time camping asset for Burnett County, <br /> With gratitude, <br /> William Frederick,and Donna Gayle Borst; and Cleonne Joyce Frederick Smith. <br />
