CUP-22-12: Henricksen July 28, 2022 <br /> Burnett County Staff Report <br /> Application Request: <br /> To modify the existing marina approved via CUP# 1060 in 1996, by dividing off a 250 ft wide 1.27 acre <br /> parcel on the east end of the existing parcel,the marina will still be limited to 20 slips. <br /> Current facts about the parcels: <br /> - PIN #07-018-2-39-16-34-5 05-001-011000, located in Section 34,T39N, R16W (Town of <br /> Meenon). <br /> - Zoned RR-1: 30,000 square foot minimum lot size, minimum width 150 ft. 30-413. <br /> - The subject parcel is approximately 4.8 acres. <br /> - The parcel is conforming for lot width and lot area. <br /> - The current owner obtained the property via Quit Claim Deed Doc.#281318 recorded on <br /> 4/19/1993. <br /> - According to the FEMA floodplain map approximately half of the parcel is within the floodplain. <br /> - According to the WI DNR wetland map there are no wetlands on the parcel. Per WI DNR, if these <br /> maps do not show wetlands or wetland indicators on the property,there may still be wetlands <br /> present. https://dnr.wisconsin.gov/topic/Wetlands/identification.html <br /> Applicable Conditional Use: <br /> Per 30-85(3), "Recreational service oriented uses such as resorts and motels, restaurants, cocktail <br /> lounges, marinas,sport shops and bait sales,and other recreational services,which in the opinion of the <br /> land use and information committee are of the same general character or clearly incidental to a <br /> permitted use, or use authorized by conditional permit. <br /> Permits of Record: <br /> - Conditional Use Permit#739 approved on 7/2/1985 for restricted auto sales and storage. Note <br /> on the approval letter states,the permit to be reviewed in 1 year. <br /> - Conditional Use Permit#970 approved on 3/2/1993 to operate a sport/bait shop in an existing <br /> structure in a residential district. <br /> - Conditional Use Permit#CUP 1060 approved on 5/7/1996 to operate a 20 unit marina. <br /> Violations of Record: <br /> - None. <br /> Comprehensive Plan: <br /> - Town of Meenon does not have a comprehensive plan. Burnett County 2030 Comprehensive <br /> Plan adopted in 2010 states "reference local zoning"for the Town of Meenon. <br /> - The Town of Meenon is currently working on a comprehensive plan, however it hasn't been <br /> adopted yet. <br /> Page 1 of 2 <br />
