While the Altaffer's intend to use the existing home as an accessory building not a <br /> dwelling, I understand we still need to demonstrate the new dwelling can stand on it's own <br /> independent parcel in case the Owner uses the existing dwelling other than an accessory building or if <br /> the two structures are ever sold independently. <br /> The property is zoned A-2 and they own approximately 71.6 acres. A-2 zoning requires 10 acre parcel <br /> minimum and a 300' lot width. To demonstrate that the new location can sub-divided in the future <br /> and meet today's lot size requirements; I have printed an aerial photo and interpolated the <br /> dimensions. Based on this, the existing house is approximately 330' from the west property line. This <br /> allows the 300' lot width and 10' for a side yard setback to the existing structure (dwelling).
