in Section 3.1. The boundaries of districts are established as shown upon the maps designated as <br /> the "Zoning Map of Burnett County, Wisconsin", and the "Wisconsin Wetlands Inventory Maps" <br /> for Burnett County stamped "Final" on February 23, 1984, which are hereby adopted and made a <br /> part of this ordinance. All notations, references and other information shown upon the zoning and <br /> wetland maps shall be as much a part of this ordinance as if the matter and things set forth by the <br /> said maps were fully described herein. The zoning and wetland maps are on display in the office of <br /> the Zoning Administrator. <br /> 3.3 ZONING DISTRICTS <br /> (1) R-1: RESIDENTIAL DISTRICT <br /> This district provides for one-family year around residential development protected from <br /> traffic hazards and the intrusion of incompatible land uses. It is intended to encourage such <br /> development around existing residential areas where soil conditions are suitable for such <br /> development and in those areas that can be economically and readily served by utilities and <br /> municipal facilities. <br /> (a) Permitted Uses: <br /> (1) One single-family dwelling. <br /> (2) Private garages and carports. <br /> (3) Essential services and utilities to serve the principal permitted uses. <br /> (4) Signs subject to the provisions of Section 5.0. <br /> (5) Horticulture and gardening. <br /> (6) Customary accessory uses provided such uses are clearly incidental to the <br /> principal use and that no such use generates traffic or noise that would create a <br /> public or private nuisance. <br /> (b) Uses Authorized by Conditional Permit: <br /> (1) Multi-family dwelling units. <br /> (2) Rooming or boarding houses. <br /> (3) Mobile home parks subject to the provisions of Section 6.0. <br /> (4) Public and semi-public uses including but not limited to the following: Public and <br /> private schools, churches, public parks and recreation areas, hospital, rest homes <br /> for the aged, fire and police stations, historic sites, except that sewage disposal <br /> plants, public and commercial garbage incinerators, and maintenance, repair or <br /> storage buildings shall not be permitted. <br /> (5) Telephone and power transmission towers, poles and lines, substation relay and <br /> 7 <br />
