Ledin Case No. : 95-05-1780A
Ledin & Hofstad, Ltd. Community: Burnett County,
539 Sixth Street Wisconsin
Pine City, Minnesota 55063 (Unincorporated Areas)
Community No. : 550032
Map Panel No. : 0200 B
T-218-70-RS-0
Dear Mr. Ledin:
This is in response to your letter dated May 31, 1995, requesting that the
Federal Emergency Management Agency determine whether the following property
is located in a Special Flood Hazard Area (SFHA) , an area that would be
inundated by the 1% annual chance flood.
Property Description: A parcel of land as described in Yellow Lake
Lodge Condominium Declaration of Condominium
recorded as Document No. 265482 in Volume 457,
Pages 189-211 and amended as Document No.
273250, in Volume 476, pages 148-151, dated
December 5, 1991, filed in the Burnett County,
Wisconsin, Register of Deeds office
Street Address: Yellow Lake Road
Community: Burnett County (Unincorporated Areas)
State: Wisconsin
On August 8, 1995, we received all information necessary to process your
request. After comparing this information with the National Flood Insurance
Program (NFIP) map for the community referenced above, we determined that
although portions of the property would be inundated by a 1% annual chance
flood, the existing condominium structure (Units 1-16) would not. Therefore,
this letter amends the map for Burnett County, Wisconsin (Unincorporated
Areas) (NFIP Map Number 550032, Panel 0200 B, dated November 20, 1991) to
remove the condominium structure (Units 1-16) from the SFHA. We have further
determined that the two detached garages would not be inundated by the 1%
annual chance flood and are correctly shown outside the SFHA on the current
NFIP map. The condominium structure (Units 1-16) and the two detached garages
are located in unshaded Zone X, an area above the 0.2% annual chance flood
level, where flood insurance is available at low rates. Because portions of
the property are in the SFHA, any future construction or substantial
improvement on this property remains subject to Federal, State, and local
regulations for floodplain management.
