<br /> 1 . There are two easements to Northwestern Wisconsin Electric Co. as showm at Entry #' s 49
<br /> and 50 that affect the above described parcels. These easements give Northwestern the right
<br /> to construct and permanently maintain a transmission line across the above described parcel
<br /> and to cut down or trim any trees necessary to give proper clearance for 2,5 feet on each
<br /> side of the line.
<br /> 2. The deed from William and Vera Amundson to Charles J. & Othelia Surrellas shown at entry
<br /> #52 contains a typographical error.
<br /> 3. The- deed from Vera Amundson to Othelia M. Surrell as shown at entry #54 contains three
<br /> typographical errors.
<br /> 4. Mrs. Elsie Hedberg granted an easement to the Farmers Independent Telephone Company as
<br /> shown at entry #57 of the abstract. The easement gives the telephone company the right to
<br /> construct, operate and maintain a telephone line or system across the above described parcel
<br /> and to cut and trim trees and shrubbery that may threaten or endanger the line or system.
<br /> 5. The abstracter includes a survey as shown at entry #60 of the abstract. ' The abstracter
<br /> THE ABSTRACT DOES NOT COVER THE FOLLOWING MATTERS TO WHICH I CALLr UR ATTENT—MamY AND UP-
<br /> ON WHICH YOU SHOULD MAKE SPECIAL INVESTIGATION IF ANY QUESTION EXISTS:
<br /> (a) Rights of persons in possession of the above premises or any part thereof who may be claiming as tenant or
<br /> by adverse possession and rights of persons who may be using any part of the above premises in any way should be
<br /> carefully checked, as well as rights of persons to file construction liens for work done or materials furnished in im-
<br /> proving the above premises that have not been paid for. If any such improvement has been done more than 6 months
<br /> prior to this opinion there would be no rights to file such liens.
<br /> (b) You should also ascertain whether or not there are any municipal special improvement .4ssessments for wa-
<br /> ter, sewer, curb, gutter, highway or other improvements against the property. You should also check to see if there
<br /> are any zoning or building regulations affecting the property and in particular check the BurnettiCounty Subdivision
<br /> Control Ordinance, the Burnett County Zoning Ordinance and the Burnett County Sanitary Code. ,Also easements for
<br /> power and light and telephone are not mentioned specifically in the opinion.
<br /> (c) The location of boundary lines and the location of improvements and fences with reference to the same
<br /> should be determined by survey if any question exists concerning the same. Rights of way and roadways over
<br /> the above premises that others have a right to use should be determined by investigation and inqu�iry about the prem-
<br /> ises and cannot be determined from the abstract. Rights of way of ingress and egress to and from the premises vill
<br /> not appear on this abstract either and you should satisfy yourself that you have such rights.This opinion is also subject
<br /> to all restrictions and reservations and conditions of record or contained in any recorded plats or certifieid surveys.
