VAR-15-11: Lake July 28,2015 <br /> Burnett County Staff Report <br /> Application Request: <br /> Reconfigure two non-conforming lots. <br /> Current facts about the parcel: <br /> - PIN#07-034-2-37-18-28-5 05-003-015000(Outlot 1 CSM V 6 Pg 91—400 ft lake frontage)and <br /> PIN#07-034-2-37-18-28-5 05-003-016000 (Outlot 1 CSM V 8 Pg 236—15 ft lake frontage), both <br /> located in Section 28,T37N, R18W(Town of Trade Lake). <br /> - Zoned RR-2: 1.5 acre minimum lot size, minimum width 300 ft. 30-413. <br /> - Trade Lake. Due to WI ACT 55 lake classes no longer exist. Was a class 1 lake prior to this <br /> change. <br /> - The current home on the north end of the lot is a legal nonconforming structure. It is <br /> nonconforming for lake setback and road setback. <br /> - The current owner purchased the parcel with 400 ft of frontage via Warranty Deed Doc# <br /> 435692 recorded on 6/18/2015. <br /> - The current owner purchased the parcel with 15 ft of frontage via Warranty Deed Doc#333822 <br /> recorded on 10/19/2000. <br /> - According to the FEMA floodplain map there is a small area of floodplain along the shoreline. <br /> - According to the WI DNR wetland map there are no wetlands on the parcel. <br /> Permits of Record: <br /> - Replace stairway, permit#12536, issued on 6/25/1986. This is for the cabin on the north end of <br /> the outlot. <br /> - Variance# 158 issued on 7/7/1980. This is for the cabin on the north end of the outlot. Grant <br /> addition, deny garage. <br /> Violations of Record: <br /> - None. <br /> Comprehensive Plan: <br /> Burnett County 2030 Comprehensive Plan adopted in 2010 shows this area as Shoreland Residential. <br /> Purpose:To recognize the shore lands adjacent to lakes...as areas historically prone to development <br /> pressure. Goal: Establish appropriate strategies for the management of future development of these <br /> areas that address;environmental quality, maintaining views and open space, maintaining community <br /> character, and potential recreational activity conflicts. Preferred Use: Residential uses that are <br /> compatible with their immediate surroundings.
