3.2 Preliminary Land Division <br /> The applicant shall submit to the County Land Use/Zoning Department a completed <br /> application form as provided by that Department. The applicant shall also submit to the <br /> Land Use/Zoning Department,and those having authority to review state plats under <br /> Chapter 236 or subdivision plats and certified survey maps under 236.45 of Wisconsin <br /> Statutes, sufficient copies of a preliminary survey map or plat. <br /> (A) The preliminary layout should clearly indicate the existing condition of the <br /> proposed land division and of adjoining sites. Data should be included on <br /> physical features,bodies of water,public access,wetland areas, slopes over 20%, <br /> floodplain areas, soil conditions,available community facilities and utilities, <br /> structures,recorded easements or covenants, street and road locations and status, <br /> (public,private)and lot widths,depths and areas. The proposed layout shall be <br /> drawn at a legible scale and shall identify any improvements(road construction, <br /> grading,dedication of land,installation of amenities,or any other construction <br /> activity)which the applicant proposes to make and shall indicate when these <br /> improvements will be provided. <br /> (Developable Building Area is to be shown on preliminary—See Definition <br /> of Developable Building Area below.) <br /> (B) The Land Use Committee shall approve,reject,or approve conditionally the <br /> preliminary land division within ninety(90) days of receiving the preliminary <br /> land division application and layout,as provided by statute. Any condition of <br /> approval or reason for disapproval, shall be described in writing and shall be <br /> made a part of the file record of the application. <br /> (C) The authority to review,approve,reject or conditionally approve preliminary <br /> certified survey maps may be delegated to the County Land Use/Zoning Office <br /> by the Burnett County Land Use Committee. Appeals of the decision of the <br /> Zoning Administrator shall be to the Land Use Committee within thirty(30)days <br /> of the decision. <br /> (D) Where the Zoning Committee finds that the county requires additional <br /> information relative to a problem posed by the proposed subdivision,they shall <br /> have the authority to request such information in writing from the subdivider. <br /> Such additional information may include,but not be limited to the following: <br /> (1) All lands reserved for future public acquisition. <br /> (2) Soil borings for all lots not served by public sewer by Certified Soil Tester. <br /> (3) Two(2) foot contour intervals in the areas of lots to be used for building sites <br /> and the installation of private water supplies and private sewage systems. <br /> (4) An erosion control plan. <br /> 1.5 Definitions <br /> (E) Developable Building Area: An area suitable for construction which does not <br /> include floodways,wetlands,slopes greater than or equal to 20%,easement areas,or <br /> area required for setbacks.
