ZONING COMMITTEE MEETING <br /> TUESDAY, FEBRUARY 6, 2001 <br /> BURNETT COUNTY GOVERNMENT CENTER <br /> MEMBERS PRESENT: Peterson, Poretti, Bohn, Wedin and Engelhart <br /> OTHERS PRESENT: Flanigan and others mentioned <br /> Chairperson Poretti called the meeting to order at 9:05 a.m. <br /> SUBDIVISION VARIANCE REQUEST #1154—ALLEN M. ERICKSON <br /> Allen M. Erickson has made application relative to a proposal to vary the terms of the Burnett <br /> County Subdivision Ordinance as follows: To create a lot with less than 150-foot lot width and <br /> with 2 dwelling units in the RR-1 zoning district, located on Class 1 Mud Hen Lake, on a Parcel <br /> in Government Lot 3, Section 21, T3 8N R17W, Town of Daniels. <br /> Mr. Flanigan explained that the minimum frontage on Class 1 Mud Hen Lake is 150 feet with a <br /> minimum lot width of 150 feet also and 30,000 square feet total area for one dwelling, 60,000 <br /> square feet total area for two dwellings. <br /> Mr. Erickson was present. He explained that he wished to divide his lot into 2 lots. He has a <br /> total of 420 feet of frontage and 3.5 acres. He lives in the main house now and has rented the <br /> two cabins in the past but would like to sell the main house and live in one of the cabins. He <br /> feels that private ownership is better than rental property and would remove one of the cabins on <br /> the smaller lot if necessary. <br /> The larger lot would meet all of the requirements. The smaller lot would have 150 feet of <br /> frontage on the lake, 220-foot lot width on the roadside but would at one point have a lot width <br /> of only 85 feet. It would have 45,000 square feet of total area, which would exceed the 30,000 <br /> square foot requirement for one dwelling, but not 60,000 square foot requirement for two <br /> dwellings. He would maintain the 10-foot side yard setback from the buildings to the lot line. <br /> Discussion was held regarding making a lot on the other side of the house and moving one of the <br /> cabins onto it. Mr. Erickson explained that the land on that area of the lot is lower. There would <br /> also still be the problem of two dwellings on one lot. There is not enough area to make three <br /> lots. <br /> Motion made by Bohn to APPROVE Subdivision Variance Request #1154 subject to the <br /> following condition: <br /> 1. The cabin closest to the lake be removed on the proposed lot, allowing only one cabin per <br /> parcel. <br /> Motion second by Peterson. Motion carried. <br />
