It is understood that Parties of the First Part shall provide the Parties of the Second Part with evidence of merchantable title upon demand at the time of the execution of the Warranty Deed and Furchase Money Mortgage as aforesaid. HOELLEN, a widow, JOHN J. HOELLEN and MARY JANE M. ' HOELLEN, his ,rife, adjacent thereto, they do hereby agree to give to ROBERT G. HAWKINS and ALVINA HAWKINS,his wife, notice in writing at least thirty days before the contemplated Sale of the substance of the terms on whi ch is is proposed to be made, which notice shall be by registered mail directed to ROBERT G. HAWKINS and ALVINA HAWKINS, his wife, at their last known address; and thereupon within thirty days from the date of the mailing of said notice to ROBERT O. HAWKINS And ALVINA HAWKINS, his wife, shall have the right of purchase , said property upon the terms and conditions proposed, and on the failure of ROBERT G. HAWKINS and ALVINA HAW- KINS, his wife, to exercise such an option within the time aforesaid the option hereby granted to them shall be and has been canceled. It is further understood and agreed that ROBERT G. HAWKINS and ALVINA HAWKINS, his wife, shall have the right to use an existing roadway from the westerly portion of the property adjacent to the Hoellen cottage in common with MUM S.
