Zoning Committee Meeting <br /> June 2, 1998 <br /> Page 2 <br /> Mr. Buchard and Mark Krause, Surveyor, were present. Mr. Buchard would like to create two <br /> lots on a Class 2 lake. A Class 2 lake requires a 40,000 square foot minimum lot size. He has <br /> the required 200 feet of lakeshore for each lot, but only 122 foot lot width on one lot and 165 <br /> foot lot width on the other lot. There are some wetlands on Lot 2. Several lots have been <br /> created to the south in the last few years. No opposition was heard or received. <br /> Motion made by Engelhart to approve Variance #629 as requested, motion second by <br /> Alderman. Vote: 3 to 2 in favor. Motion carried. <br /> VARIANCE APPEAL#632—BECVAR <br /> Paul Becvar and James McKeown are requesting a permit to create a substandard size lot (less <br /> than 150 feet width) in the RR-1 zoning district, located in the SW '/4 of the SE '/4, Section 15, <br /> T3 8N R18W, Town of Wood River. <br /> Mr. Becvar was present. His situation has been discussed at previous Zoning Committee <br /> meetings. Mr. Becvar has 131.5' of frontage on State Road 70 in Falun, and Mr. McKeown has <br /> 188.5' of frontage on State Road 70. Mr. Becvar would like to buy 88.5' from Mr. McKeown <br /> which would leave the McKeown's with 100' of frontage and give Mr. Becvar 220' of frontage. <br /> The minimum lot size in the RR-1 zoning district requires 150' of lot width and 30,000 square <br /> feet lot area. Mr. Becvar would like to put up a storage building 36'x 54' on this property. If <br /> they took the two lots and divided them up evenly, the lot line would come right in the middle <br /> of a house. Mr. Becvar says that this house is proposed to be removed. The McKeown's would <br /> like to have just a 100' lot. Discussion held. <br /> Motion made by Bohn to table Variance Appeal #632 until the Committee could view the site, <br /> motion second by Poretti. Motion carried. This appeal to be on the July agenda. <br /> WAGNER SURVEYING <br /> Mark Krause was asking the Committee for direction as to what they want done with the A &H <br /> Housing project. Last year this property was rezoned to PUD and approved for a housing <br /> project to build duplexes. The rezone was approved with conditions that the maximum density <br /> is one duplex per net acre and the net acre not to include road right-of-way or lakebed. The <br /> Committee told Krause that he will need to provide net acres, soil testing, and layout of building <br /> sites,so that the Committee can review to see that everything meets the criteria before July 170'. <br /> Mark Krause reviewed a proposed subdivision for Howard Wagner of Wagner's Port Sand <br /> Campground. The property is not actually part of the campground proper. No lakeshore <br /> involved. Flanigan asked the Committee if this would require a review of the campground? <br /> The Committee decided that it would not. Motion made by Bohn to approve this subdivision as <br /> it has no direct impact on Wagner's Campground, motion second by Engelhart. Motion carried. <br />
