Zoning Committee Meeting <br /> January 4, 2005 <br /> Page 2 <br /> Mr. LaPlante would like to build a new home on Lot 15. There is also an existing garage <br /> on Lot 15. The problem is the existing second cabin/bunkhouse on Lot 16. This cabin is <br /> 320 square feet in size and is not plumbed. It does not meet our bunkhouse requirements. <br /> No correspondence was received or no comments were heard. <br /> Motion made by Olson to APPROVE this Subdivision Variance with the condition that <br /> there is to be no upgrading or replacement of the existing bunkhouse/guesthouse on Lot <br /> 16, second by Sybers. Motion carried. <br /> REZONE #2005-02—OLSON <br /> Todd and Sara Olson are requesting to rezone the south 40 acres of Goverment Lot 2, <br /> Section 36, T38N R18W, Town of Wood River, from A-2 (Agricultural-Residential with <br /> a minimum lot area of 10 acres) to RR-3 (Residential-Recreation with a minimum lot <br /> area of 5 acres) zoning district. <br /> Mr. and Mrs. Olson were present. They are proposing to create 5 lots on the creek. Each <br /> lot will have more than 300' of frontage and more than 5 acres in lot area. The Long <br /> Range Plan indicates this area as Ag open land. The Township sent a letter <br /> recommending that this land stay in the Ag zoning district. It was noted that Wood River <br /> Township is not participating in County Zoning and the existing zoning map does have <br /> adjoining land as being zoned RR-2 and RR-1. The Town of Wood River has of yet to <br /> complete their plan for compliance with the Land Use Plan. It was also noted that with <br /> no zoning in Wood River that smaller lots then 5 acres could possibly be created <br /> deviating farther from both the county and townships Land Use Plan. Given current <br /> zoning options, the Committee felt the RR-3 was best suited for this area. It was <br /> questionable as to whether or not the stream is navigable or non-navigable. . <br /> Motion made by Olson to recommend approving this rezone as requested to the County <br /> Board, second by Anderson. <br /> Final Plat Review—Sand Lake Shores <br /> Mr. Scharlau was present. The corrections have been made. The final map is essentially <br /> the same as the preliminary map. The wetlands have been delineated. There is no lake <br /> access other than the lake lots. Motion made by Anderson to approve the Sand Lake <br /> Shores final map, second by Sybers. Motion carried. <br /> Office Business: <br /> Motion made by Anderson to approve the vouchers, second by Sybers. Motion carried. <br /> Motion made by Anderson to adjourn, second by Sybers.
