MARKETING PLAN <br /> FOR SUNFISH BAY RESORT <br /> (Prepared November 1,2002 by new owners,Ron Graves and Shari Ripley) <br /> GOAL: Continue to operate as a family-oriented resort with the intentions of <br /> upgrading the appearance of the existing cabins and grounds. Addition of a <br /> seasonal RV Park on a portion of the 26 acre resort grounds. Projected to be <br /> completed during the spring of 2003, depending on approval process. <br /> PROJECT: Determine the need for a seasonal RV Park in the area <br /> STRATEGIES: <br /> 1. Research other local RV Parks and their occupancy rates <br /> 2. Speak with other area businesses for their opinions <br /> 3. Discuss intentions with our neighbors <br /> 4. Discuss with campground association <br /> RESULTS: <br /> Numerous other RV Parks we visited over the past year,prior to purchasing the resort, indicated <br /> they have waiting lists for RV sites. We have also learned in discussions that so many resorts <br /> have been sold off to individuals over the years,that there is a need for expansion. We have had <br /> a chance to speak with a few local businesses and restaurants, and their response has been one of <br /> excitement, as the potential is there to increase their revenue. At this time, we have had the <br /> opportunity to meet only one of our immediate neighbors,to the south. No negative comments <br /> were made regarding the RV Park. Very friendly and welcoming. We will be contacting all <br /> others neighbors whose properties adjoin with ours and informing them of what we are proposing <br /> to do with our property. We have spoke with Paul Howland, President of the Resort& <br /> Campground Association, on the phone,and are members of the association. <br /> PROJECT: Design site plan and location of proposed RV Park <br /> STRATEGIES: <br /> 1. Research all guidelines, permits and requirements necessary through the Burnett <br /> County Zoning Administration <br /> 2. Hire a knowledgeable individual to design the sites according to guidelines <br /> 3. Determine road access to proposed RV Park <br /> 4. Meet with the DNR to discuss our plans,the area zoned wetland on the property, <br /> suggestions,comments and obtain any permits necessary <br /> 5. Determine Flood Plain elevations for proposed RV sites <br /> 6. Consider sanitary and waste removal options <br />
