CUP -18-18: Triple J Boat & RV Storage September 24, 2018 <br />Burnett County Staff Report <br />Application Request: <br />To construct a mini -storage rental building and to sell various items pertaining to his businesses (boat/ry <br />storage, lawn care, and dock care). <br />Current facts about the parcels: <br />- PIN # 07-026-2-39-15-32-5 05-008-024100 and PIN # 07-026-2-39-15-32-5 05-008-025010, <br />located in Section 32, T39N, R15W (Town of Sand Lake). <br />- Zoned RR -1: 30,000 sq ft minimum lot size, minimum width 150 ft. 30-413. <br />- The subject parcels are a total of approximately 4.3 acres. <br />- Each parcel is conforming for lot width and lot area. <br />- The current owner obtained the property via Warranty Deed Doc. # 452397 recorded on <br />8/13/2018. <br />- According to the FEMA floodplain map no portion of the parcels are within the floodplain. <br />- According to the WI DNR wetland map there are no wetlands on the parcels. <br />Applicable Conditional Use: <br />Per 30-85(3), "Recreational service orientated uses such as resorts and motels, restaurants and cocktail <br />lounges, marinas, sport shops and bait sales, and other recreational services, which in the opinion of the <br />land use and information committee are of the same general character or clearly incidental to a <br />permitted use, or use authorized by conditional permit." <br />Per 30-85(5), "Mini -storage rental buildings or storage rental buildings for storage of personal property." <br />Permits of Record: <br />- Subdivision permit # 29350 issued on 9/16/2004 to create these parcels. <br />Violations of Record: <br />- Sign does not meet required setbacks. <br />Comprehensive Plan: <br />Burnett County 2030 Comprehensive Plan adopted in 2010 shows this area as shoreland residential <br />district. <br />- Purpose: Shoreland residential areas are "lands adjacent to lakes, rivers, and streams in Burnett <br />County... historically prone to development pressure". <br />- Primary Goal: To establish "appropriate strategies for management of future development of <br />these areas that address: ensuring environmental quality, maintaining views and open space, <br />maintaining community character, and potential recreational activity conflicts". <br />- Preferred Use: "Residential uses that are compatible with their immediate surroundings." <br />Page 1 of 2 <br />
