ARTICLE ONE: PREAMBLE <br />1.1 Title <br />This Ordinance shall be known as the Burnett County Subdivision Control <br />Ordinance <br />1.2 Intent and Purpose <br />This Ordinance is intended to regulate and control the division and <br />subdivision of land within the unincorporated areas of Burnett County in <br />order to promote the public health, safety and general welfare and to <br />encourage the most ann�,.rn_p�:Q__use. of land. This Ordinance is also <br />intended to achieve the purposes listed in Chapter 236, Wisconsin <br />Statutes, and the Burnett County Land Use Ordinance. <br />1.3 Statutory Authority <br />These regulations are adopted under the authority granted by Sections <br />59 97, 590971, 144*26, 236#12 and 703r27(1) of the Wisconsin Statutes. <br />ffi-W. <br />1.4 Jurisdiction <br />The jurisdiction of this Ordinance shall include all unincorporated lands <br />within Burnett County exclusive of those lands held in public trust by <br />the Federal Government or those tribal owned lands located within the <br />Indian Reservations. <br />1.5 Definitions <br />(A) Applicant: Any person, firm or corporation or any agent thereof, <br />dividing or proposing to divide land as defined by the terms of this <br />Ordinance. <br />(B) Cluster Development: Any multiple interest development where the <br />tracts will not meet the normal area requirements or where the areas <br />or facilities managed are used in common. This will include <br />resorts, resort conversions, condominions and planned unit <br />developments. <br />(C) Certified Survey Map: A map prepared by a Registered Land Surveyor <br />of a land division of up to four (4) lots, such maps shall meet the <br />requirements of Chapter 236.34, Wisconsin Statutes, and of this <br />Ordinance. <br />(D) Cul-de-sac: a road having one end open to traffic and the other <br />permanently terminated by a vehicular turnaround. <br />-2- <br />
