Lot 6, Section 24, T40N <br /> R15 W, Town of Jackson. In the course of our review of the permit applications, <br /> it has come to our attention that your parcel is mapped as within the Flood hazard <br /> Boundary Area, Zone A, of North Sand Lake. We are unable to proceed with the <br /> issuance of the Land Use Permit for the Dwelling, pending determination of the <br /> Base Flood Elevation for North Sand Lake. Determination of the Base Flood <br /> Elevation is necessary prior to the issuance of the Land Use Permit, because a <br /> dwelling constructed within the flood plain must flood proof their dwelling by <br /> providing adjacent grade of at least one foot, and constructing the first floor of the <br /> structure at least two feet, above the Base Flood Elevation. At present,there has <br /> not been an engineering study of North Sand Lake done to determine the Base <br /> Flood Elevation; however,the North Sand Lake Association is currently in the <br /> process of reviewing proposals, and is contemplating contracting for such a study. <br /> New Flood Insurance Rate maps, which became effective August 19, 2008, have <br /> affected a substantial number of other North Sand property owners. It is <br /> anticipated that a study which would determine the actual Base Flood Elevation of <br /> the lake would provide a mechanism for Letters of Map Amendment, which <br /> would "remove" of most of the dwellings currently mapped as within the <br /> floodplain from that status, and provide a known elevation for flood proofing <br /> purposes for those that fall at or below the Base Flood Elevation. <br /> I did issue the Sanitary Permit for the holding tank submitted by MPRSW Wade <br /> Rufsholm on your behalf, and inspected the installation of the system, to provide <br /> for the required sanitation accommodation for continued use of your camping <br /> unit. A condition has been placed on the Sanitary Permit that, should the holding <br /> tank location be found to be at or below the Base Flood Elevation of North Sand <br /> Lake, additional manhole risers shall be added to gain the required freeboard <br /> elevation of 2 feet above the base flood elevation. <br />
