Due to the minimal slope and short length that stairway would <br /> be, an in-ground stairway would work well at this site. There is some risk for erosion at this site <br /> due to the high sand content of the soil. The stairs must be no wider than 4 feet and any landing <br /> built into the structure will not add up to greater than 40 ft. sq. The stairs will be no longer <br /> horizontally than 15 feet. Also make sure that the base of the stairs is a minimum of 2 feet <br /> (vertically) above the Ordinary High Water Mark. <br /> There appears to be a waterway running from the structure to the proposed stairway. This may <br /> cause problems during heavy rainstorms. Be sure to keep the slope around the steps graded to <br /> promote water runoff in sheet flow. If water is funneled down the stairway, gullies will form at <br /> the bottom of the stairs. If problems arise it may be necessary to divert water running from the <br /> above slope into the wooded areas on the sides of the yard or to create a slight rise before the <br /> stairway to promote infiltration of the stormwater into the soil. Remember to keep the slope well <br /> vegetated. Vegetation will help in promoting sheet flow and the rooting systems will protect the <br /> slope against gullies. <br /> If you intend to proceed with the stairway, a permit from the Zoning Department is required.
