As I had <br /> mentioned in our conversation my father had removed the old <br /> balcony due to the cantilever 6 x 6" were starting to show signs of <br /> rot and having the intentions of replacing with a much larger deck <br /> such as 10' x 24' and stairs down, then he learned of the set back <br /> for the cabin. I want to replace what was their the 4' x 24' <br /> Balcony for safety reasons such as fire escape and the sliding glass <br /> door to know where and the insurance company brought it up <br /> when they just did a reappraisal on it. X 42" deep with belled bottoms for 6 x 6 posts. <br /> Rim Joist: 2 ply 2 x 10" green treat <br /> Cross joist: 2 x 10 green 16" oc. On joist hangers <br /> 5/4" Cedar decking screwed down. <br /> Railing: 4 x 4 post every 6' oc. With 2 x 2 spindles with no greater <br /> then 4" spacing. Post bolted to rim joist with two 1/2" bolts. <br /> Steps down: Run 11" rise of 8", hand rail 36" above nose of treed. <br /> Hand rail ends 90 degrees into post. <br />
