Lot 3, Section 1, T40N RI 5W, Town of Jackson <br /> On June 26, 2006, I conducted an on-site inspection to ascertain whether structural alteration in excess <br /> of 25%had been done, in violation of the Land Use permit for frost footings and foundations for two <br /> existing cabins, issued on August 8, 2005. I was able to determine that the original structural members <br /> (floors, stud walls, wood planking, rafters, and roof boards of the cabins remained in place. The cabins <br /> have been stripped down to the basic structure, and will be resided, shingled, and have the doors and <br /> windows replaced,upon completion of the renovation project. Fireplaces and chimneys have been <br /> added, which, along with the skirting over the new foundations,will be faced with artificial stone. <br /> Considering that nonstructural improvement that constitutes ordinary maintenance and repair, and <br /> internal improvement, is permitted to nonconforming structures, the work done as structural alteration to <br /> the cabins on this property does not exceed 25%of the structural members, and remains compliant under <br /> the Land Use permit as issued. <br /> It should be noted that the close proximity of the cabins to Loon Lake, and the new appearance of the <br /> underlying wood after the siding and shingles have been removed, gives the appearance of new <br /> construction. The cabins were in remarkably good condition, and have obviously been well maintained. <br /> Little, if any repair to any other structural components aside from the foundations, would have been <br /> required, regardless of the extent of maintenance and repair done. A substantial amount of money will <br /> be spent on this project, and the final appearance of the cabins will be as if they are new. <br /> Craig Conroy <br /> Assistant Zoning Administrator <br /> 8/11/2006 <br />
