The dwelling is nonconforming as to side lot line setback,and the cost of the <br /> addition and structural alteration of a new roof system and loft therefore may not exceed <br /> 50%of its fair market value. An appraisal has been done, and a copy is attached to this <br /> Land Use Permit application. <br /> The Land Use Permit application is hereby approved, subject to the following conditions. <br /> • The value of the structural alterations and addition to the cabin shall not exceed <br /> fifty percent(50%)of the fair market as indicated on the attached appraisal. <br /> • This Land Use Permit approval does not include replacement or <br /> reconstruction of the existing deck/patio as shown on the plot plan. The <br /> existing deck/patio is subject to an easement recorded as document number <br /> 413489,which states that'Ile length of the easement shall be for the life of the <br /> structure."
