VAR-21-03: Baker March 31, 2021 <br /> Burnett County Staff Report <br /> Application Request: <br /> To construct an addition onto a non-conforming garage and exceed the 25%expansion limit, and reduce <br /> the road setback. <br /> Current facts about the parcel: <br /> - PIN #07-042-2-38-18-27-5 15-354-019000, located in Section 27,T38N, R18W(Town of Wood <br /> River). <br /> - Zoned RR-1: 30,000 sq ft minimum lot size, minimum width 150 ft. 30-413 <br /> - The subject parcel is approximately 33,000 sq ft. <br /> - The parcel is legal non-conforming for lot width and conforming for lot area. <br /> - The current owner purchased the property via Warranty Deed Doc#255361 recorded on <br /> 6/21/1988. <br /> - According to the FEMA floodplain map the area near the shoreline is floodplain. <br /> - According to the WI DNR wetland map none of the parcel is wetland. <br /> Applicable Ordinance Section(s): <br /> Land Use Ordinance: <br /> 30-677(1)—Addition to non-conforming structure can't exceed 25 percent of its building envelope. <br /> 30-443(c)—Setback to a town road requires 30 ft from the road right-of-way. <br /> Shoreland Protection Ordinance: <br /> 45-106(c)—Setback to a town road requires 30 ft from the road right-of-way. <br /> Permits of Record: <br /> - Sanitary permit# 11098 issued on 10/6/1983 for 2—1,000 gal holding tanks for a total of 2,000 <br /> gal.
