Sec. 45-102. - Shoreland setbacks. <br /> Unless exempt under section 45-102(1), or reduced under section 45-103, or increased under section 45- <br /> 104, a setback of 75 feet from the ordinary high water mark of any navigable water to the nearest part of a <br /> building or structure shall be required for all buildings and structures. <br /> (1) Exempt structures. All of the following structures are exempt from the shoreland setback <br /> standards in section 45-102: <br /> a. Boathouses located entirely above the ordinary high water mark and entirely within the <br /> access and viewing corridor that do not contain plumbing and are not used for human <br /> habitation. The following standards apply to boathouses: <br /> 1. The construction or placement of a boathouse below the ordinary high water mark of <br /> any navigable waters shall be prohibited. <br /> 2. Boathouse shall be designed and constructed solely for the storage of boats and <br /> related equipment. <br /> 3. The boathouse shall not exceed 250 square feet in size (outside dimensions). <br /> 4. One boathouse is permitted per buildable lot as an accessory structure. <br /> 5. The siding and roofing color schemes shall be muted (non-reflective with dull <br /> intensity) and shall only be shades of grey or brown. <br /> 6. The boathouse shall have a gabled roof with a pitch that equals or exceeds a 4/12 rise <br /> to run ratio but is not steeper than 6/12 rise to run ratio.The roof shall not be <br /> designed or used as decks, observation platforms or for other similar uses. <br /> 7. The boathouse shall not exceed one story. <br /> 8. No attached/detached decks or patios will be allowed. <br /> 9. The width of the boathouse, parallel to the shoreline, to length ratio shall not exceed <br /> 1:3 and shall not be less than 1:1. <br /> 10. The boathouse framing shall only be built out of wood. No concrete or asphalt slabs <br /> shall be allowed in the construction. Concrete footings may be used, but they must be <br /> no more than six inches above the outside grade. <br /> 11. One garage style access door not exceeding ten feet in width and no less than eight <br /> feet in width shall be installed on the boathouse. The garage style door shall be on the <br /> water body side of the structure and may not contain windows. <br /> 12. A maximum of ten square feet of window surface may be allowed on each of the three <br /> sides that do not face the water body. No windows may be on the water body side of <br /> the boathouse including in the garage door, or on the roof of the structure. <br /> 13. One service/entry door not exceeding 36 inches in width shall be allowed per <br />
