TXT-22-01 PROPOSED CAMPGROUND CHANGES FOR 4/5/2022 MEETING <br /> 1 (8) No mobile home/manufactured home sales office or other business or commercial use shall be <br /> 2 located on the mobile home/manufactured home park site. However, laundries, washrooms, <br /> 3 recreation rooms, maintenance equipment storage and one office are permitted. <br /> 4 (9) Minimum side yard setback, 40 feet at all front, side and rear lot lines of the mobile <br /> 5 home/manufactured home park. <br /> 6 (10) Each mobile home shall be placed on a mobile home stand. The stand should provide for <br /> 7 practical placement on and removal from the lot of the mobile home and retention of the home on <br /> 8 the lot in a stable condition and in satisfactory relationship to its surroundings. The size of a <br /> 9 development will be acceptable if it is suitable for the general market to be served by the individual <br /> 10 proposal and fits the dimensions of mobile homes anticipated. The location of each mobile home <br /> 11 stand shall be at such elevation,distance and angle in relation to the access street and the mobile <br /> 12 home accessway that placement and removal of the mobile home is practical. Appropriate <br /> 13 material, properly graded, placed and compacted so as to be durable and adequate for the <br /> 14 support of the maximum anticipated loads during all seasons should be used. <br /> 15 (11) All mobile home/manufactured home parks shall be screened in accordance with article VII of <br /> 16 this chapter. <br /> 17 (12) All mobile homes/manufactured homes shall meet the required construction standards. <br /> 18 (13) Mobile home/manufactured home parks shall comply with the sanitation regulations of the <br /> 19 county sanitary code and the appropriate requirements of the Wisconsin Administrative Codes. <br /> 20 (14) Each manufactured home shall be placed on a foundation meeting the appropriate <br /> 21 requirements of the Wisconsin Administrative Codes. <br /> 22 (15) A land use dwelling permit from Burnett County must be obtained prior to replacing, rebuilding <br /> 23 or structurally altering a mobile home/manufactured home. <br /> 24 (Res. No. 2018-16, 6-5-2018) <br /> 25 Sec. 30-543. -Campgrounds. <br /> 26 Burnett County regulates campgrounds in order to protect the health, safety and welfare of its citizens, <br /> 27 and the natural, historical and cultural resources of Burnett County. These land uses are permitted by <br /> 28 Burnett County because of their importance in providing the general public access to recreational <br /> 29 opportunities. It also is recognized that such land uses promote tourism and contribute to the general <br /> 30 economic welfare of the County. <br /> 31 (a) Definitions. The following words, terms and phrases, when used in this section, shall have the <br /> 32 meanings ascribed to them in this subsection, except where the context clearly indicates a different <br /> 33 meaning: <br /> 34 Awning means a covering used by campers for protection from the weather and may be used over a <br /> 35 deck. An awning shall only be attached to the camping unit. <br /> 36 Deck/patio means a platform which is intended to support persons/chattels. <br /> 37 Screen house means a structure with a roof and sides, with or without a floor, with at least 50 percent <br /> 38 of each exposed wall covered by screen for protection from insects. There shall be no solid material(glass, <br /> 39 wood, metal or rigid plastic material) in front of or behind the sides to impede the free movement of air <br /> 40 through the screen. A temporary covering of canvas or flexible plastic material is permitted for protection <br /> 41 from the weather. <br /> 42 Storage structure means a structure intended for storage purposes only; not to be used for human <br /> 43 habitation. The structure footprint shall not exceed 100 square feet. The structure height shall not exceed <br /> 44 12 feet. <br /> Page 77 of 91 <br />
