MAP-15-02: Sommerfeld March 26, 2015 <br /> - The rezoning will not substantially impair or limit current or future agricultural use of <br /> surrounding parcels of land that are zoned for or legally restricted to agricultural use. <br /> Possible items to resolve/address: <br /> - If this request is approved the density will change from 1 dwelling per"40" acres to 4 dwellings <br /> per"40" acres. This will result in a density increase of 300%. <br /> - Maybe a rezone to A-1 or A-4 would be better suitable to preserve farmland on the northerly <br /> parcel. A-1 or A-4 would not change the density and/or would not allow a 300%increase in <br /> density. <br /> - Maybe a rezone to F-1 would be better suitable for the southerly parcel. F-1 would fit the <br /> existing use and would not allow a 300% increase in density. Going to F-1 would allow a 100% <br /> increase in density. <br /> - Per NRCS Soil Survey, prime farmland soils exist on the southerly parcel.
