(b) Conditional Uses <br /> The following are special uses permitted when the location of the use has <br /> been approved and a conditional permit has been granted by the Land Use <br /> (Zoning) Committee after a public hearing. Such approval shall be <br /> consistent with the general purposes and intent of this Ordinance and <br /> shall be based upon such evidence as may be presented at such public <br /> hearing. The Land Use (Zoning) Committee, in passing upon applications <br /> for these conditional use permits, shall consider the following factors: <br /> The statement of purposes of the Zoning Ordinance and the A District, the <br /> need of the proposed use for a location in an agricultural area, the <br /> availability of alternative locations, compatibility with existing or <br /> permitted uses on adjacent lands, the productivity of the lands involved, <br /> the location of the proposed use so as to reduce to a minimum the amount <br /> of productive agricultural land converted, the need for public services <br /> created by the proposed use, the availability of adequate public services <br /> and the ability of affected local units of government to provide them <br /> without an unreasonable burden, the effect of the proposed use on water or <br /> air pollution, soil erosion and rare or irreplaceable natural resources. <br /> Uses Authorized by Conditional Permit: <br /> (1) Single family dwellings, in addition to permitted residences in <br /> Section 5(a) , providing one or more of the occupants is a <br /> parent or child of the operator of the farm, or when the dwelling <br /> is to be the retirement home of the present farm operator. <br /> (2) Canneries. <br /> (3) Cheese factories. <br /> (4) Governmental concrete or blacktop batching plant (temporary only). <br /> (5) Condenseries. <br /> (6) Commercial feedlots and buildings housing 250 or more animals. <br /> (7) Creameries. <br /> (8) Facilities used for the centralized bulk collection, storage and <br /> distribution of agricultural products to wholesale and retail <br /> markets. <br /> (9) Facilities used to provide veterinarian services for livestock. <br /> (10) Facilities used in processing of agricultural products. <br /> (11) Fish hatchery -- commercial. <br /> (12) Fur farms when located not less than one thousand (1000) feet <br /> from any residential building other than that of the owner of <br /> the premises, his agent or employee. <br /> 19 <br />
